The Challenge
Sand & Sage Solutions is a land due diligence company that helps property buyers understand what they’re getting before they build. Their bread and butter? SiteScore reports, which are detailed assessments covering zoning, setbacks, flood zones, utilities, environmental overlays, and more.
The problem: each report required a team member to manually research dozens of data points across county GIS portals, FEMA maps, planning departments, and utility providers. A single SiteScore report took significant manual research time depending on complexity. With growth targets pushing toward 700+ reports in 2026, the math didn’t work. They were running into a human bottleneck that couldn’t scale.
The Solution
We built an AI agent that uses tool-based workflows to do what a researcher does, satisfying the same depth of inquiry with ~6x greater time efficiency.
The agent autonomously gathers property data across multiple public sources, cross-references zoning codes, identifies planning requirements, checks flood and wetland designations, pulls utility information, and assembles everything into a structured draft report ready for human review.
Crucially, the agent is able to add extended analysis that a human might not immediately think to include. By correlating data from multiple sources, the agent has pointed out suggestions and insights that the team subsequently adopted into their final client reports.

The Results
